How We Sold a Marion, Ohio Condo in Just 9 Days After 300 Days on Market
Nearly a Year on the Market. Then Everything Changed.
Selling a home is rarely just about the property.
Sometimes it is about finally being able to move forward.
The owners of 1290 Old Pond Drive in Marion, Ohio had purchased the condo as a temporary home while they built the place they truly hoped to settle into. For a couple of years, it served them well. Then their dream home was finished, they moved in, and they were ready to begin their next chapter.
There was only one problem: the condo would not sell.
It remained on the market for almost a year. The price had been adjusted more than once, but the right buyer never came along. Meanwhile, the sellers had already moved on physically, yet they were still tied financially and emotionally to a property they no longer needed.
When they contacted me on the recommendation of a friend, they did not need someone to simply put the home back online. They needed a fresh set of eyes, a clear plan, and a reason to believe this time could be different.
Seeing What Others Had Missed
When a home has been listed for months, it is easy for buyers to assume something must be wrong with it. The longer it sits, the easier it becomes to scroll past. Eventually, the property stops feeling like an opportunity and starts feeling like old news.
But when I looked at 1290 Old Pond Drive, I did not see a home that could not sell. I saw a home whose best qualities were not being communicated clearly enough.
The condo offered three bedrooms, two and a half bathrooms, approximately 1,509 square feet, and an attached two-car garage. It gave buyers the convenience of low-maintenance condo living without asking them to sacrifice the space and functionality they might expect from a traditional home.
And then there was the view.
Behind the condo was a peaceful open field that gave the property a quiet, almost out-of-town feeling. Yet the Marion Family YMCA, shopping, restaurants, and everyday conveniences were only minutes away.
That balance was the story: space without excessive upkeep, privacy without isolation, and convenience without feeling surrounded by the city.
The home already had what it needed. Buyers simply needed help seeing it.
A Different Way to Bring the Home Back to Market
We relaunched the condo at $240,000and did not reduce the price during the new listing.
Rather than trying to create interest through another discount, we repositioned the property around the features that made it different and desirable.
The marketing led with the peaceful view and the lifestyle it created. It made the home’s space, two-car garage, comfortable layout, and low-maintenance convenience easy to understand. Most importantly, it gave the property a fresh identity instead of allowing it to feel like the same listing buyers had already passed over.
Exposure matters, but exposure alone is not enough. A home also needs a message that gives people a reason to stop, look closer, and imagine themselves living there.
That is what changed for 1290 Old Pond Drive.
Nine Days Later, the Sellers Had Two Offers
After nearly a year of waiting, the turnaround happened quickly.
The newly positioned listing received two offers and went under contract after only nine days on the market—with no price reduction. Negotiations moved smoothly, the sellers were kept informed throughout the process, and the transaction successfully reached the closing table.
The same condo that had struggled to find a buyer for almost a year was now sold, allowing its owners to finally close that chapter and fully enjoy the home they had worked so hard to build.
That is the part of the story that matters most.
Yes, two offers and nine days on the market are strong results. But behind those numbers were real homeowners who had been stuck between where they had been and where they wanted to go. Selling the condo gave them the freedom to move forward.
In the Seller’s Own Words
After the closing, seller shared this five-star Google review:
“After having our condo listed for sale for almost a year, we contacted Chris Massey to act as our realtor on the recommendation of a friend. We are so glad we did. With Chris’s innovative marketing skills, we received 2 offers and were under contract within days. Negotiations went smoothly and Chris kept us informed at every step. Closing happened fairly quickly. Highly recommend!”
I am grateful for Susan’s words because they describe exactly what I want my clients to experience: a thoughtful plan, strong marketing, clear communication, careful negotiation, and a smooth path to closing.
When a Home Does Not Sell, the Price May Not Be the Whole Problem
Every property and market situation is different. There are times when price needs to be adjusted. But a price reduction is not the only tool available—and it should not replace a thoughtful look at how the home is being presented.
If a property has been sitting on the market, it is worth asking:
Are buyers immediately seeing what makes the home special?
Does the marketing communicate a lifestyle or merely list features?
Has the listing become stale and easy to overlook?
Is the home reaching enough of the right people?
Does the presentation give buyers a compelling reason to schedule a showing?
Good real estate marketing does more than tell people a home is available. It helps the right buyer understand why that home may be right for them.
